Floor Waxing Services in Toronto & GTA

Nothing in your building takes the beating your floors do — every cart, every winter boot, every dragged chair. Our commercial floor waxing strips the old finish, lays down fresh coats and burnishes it back to a gloss that holds up. Done right, it stretches the life of the floor and makes the room read sharp the second someone walks in. Bluestone Janitorial keeps floors looking honest from Scarborough out through Pickering, Whitby, Oshawa and the Durham Region.

Why It Matters

What Professional Floor Waxing Does for Your Facility

01

The Room Just Looks Better

A fresh wax catches the light and reads clean — it tells anyone walking into a Pickering showroom or office that the place is looked after.

02

The Wax Takes the Hit, Not the Floor

A maintained finish absorbs the daily scuffing and dragging so the actual flooring underneath stays unscratched and intact.

03

Fewer Slips Underfoot

We pick a finish with the right slip resistance for your floor type, which matters in a busy entrance through a Durham winter.

04

Cheaper Than Tearing Up the Floor

A strip-and-wax cycle costs a fraction of replacement, and floors that get it on schedule keep going for decades longer.

Step by Step

Our Floor Waxing Process

01

Floor Assessment

We assess the existing finish condition, floor type, and traffic patterns to determine the right approach.

02

Furniture & Area Prep

Furniture moved as needed, wet floor signs placed, and adjacent areas protected before work begins.

03

Strip & Scrub

Old finish chemically stripped and rotary-scrubbed clean — all contamination removed before new coats go down.

04

Multi-Coat Finish

Commercial finish applied in 3–5 coats with full drying between each for maximum depth and durability.

05

Burnish & Inspect

High-speed burnishing reveals the final gloss level, followed by light inspection for uniform coverage.

Common Questions

Floor Waxing FAQs

Have a question that's not covered here? We're happy to answer — give us a call or send a message.

Ask Us Anything

What types of floors can you wax?

We wax and refinish vinyl composition tile (VCT), linoleum, sealed concrete, and some types of hardwood. We do not wax ceramic tile, natural stone (which requires different treatments), or laminate flooring. We'll assess your floor type during our quote visit and recommend the right service.

How often should commercial floors be stripped and waxed?

High-traffic commercial floors typically need stripping and waxing every 6–12 months, with interim buffing every 3–6 months to maintain the finish. Lower-traffic areas may need it annually. We'll recommend a maintenance schedule based on your floor type and traffic.

How long does floor waxing take and when can I reoccupy?

A typical commercial space (2,000–5,000 sq ft) takes 4–8 hours for a full strip and wax. The floor needs 30–60 minutes of drying time between coats and 2–4 hours after the final coat before light foot traffic. We schedule most floor work after business hours to avoid disruption.

Can you wax floors while my business is operating?

We strongly recommend scheduling floor waxing after hours or on weekends — the stripped floor is slippery during treatment, and the drying time requires the area to be cleared. We're flexible on scheduling to minimize your disruption.

What is the difference between waxing, buffing, and burnishing?

Waxing applies a new layer of floor finish. Buffing uses a low-speed machine to clean the existing finish and restore some shine between wax cycles. Burnishing uses a high-speed machine to create a deeper, glass-like gloss on the existing finish. A full service includes stripping old finish and applying new coats.

What Businesses Say About Our Floor Care

Three years of foot traffic had our Whitby retail floor dull and scratched. Bluestone stripped it and laid new finish over two nights — it looks showroom-new and customers have actually said so at the till.

Rachel Taylor

Store Manager · Brock Street Home Furnishings, Whitby

We've kept Bluestone on a quarterly buff and twice-yearly strip-and-wax for our Ajax office building for four years. The floors have never looked better and they're lasting far longer than they did under our old crew.

Christopher Moore

Property Manager · Westney Commercial Properties, Ajax

A dealership showroom floor is half the first impression. Bluestone keeps ours at that high-gloss standard that matches the brand — and being owner-run, they actually treat the floor like it's theirs. Haven't looked elsewhere since.
